Selling your home the traditional route may not work for you. Listing your home with an agent is the popular form of transacting real estate, but due to the associated costs with listing with an agent, some homeowners don’t have enough equity for it all to make sense. When trying to sell a home with low equity, it can literally cost money out of your pockets to close. An example of this:

  • Bob decides to sell his home for market value = $400,000.
  • Bob owes $350,000 on the home.
  • Bob expects to make around $50,000, which is the difference between the sales price and what he owes (known as equity).
  • Bob didn’t consider the closing alone can cost around 3% of the sales price. In Bob’s case = $12,000.
  • Bob also didn’t consider real estate commissions, 3% to his agent and 3% to the buyer’s agent = $24,000.
  • Lastly, Bob expected to be firm and sell at $400,000, but dropped his price in the end by 2%, new sales price = $392,000
  • In the end, Bob sold his home for $392,000, and had to pay $24,000 in commissions and $12k for closing costs, netting him just $6,000. That’s $42,000 less than what he originally expected.
